The estimated price of a property that one can demand in the market is called the market value of a property. The market value depends on the factors like property age, condition, locality, size, build-up area, type, etc.

It depends on the person, how many properties he wishes to own w.r.t. his finances he can manage. He can hold multiple property-assets, there’s no limit for that.

For a new Apartment or plot register, you will need to present these documents:

  • Sale Deed
  • NOC from the builder
  • Building Plan Approval
  • NOC from the bank
  • Completion Certificate
  • PAN Card
  • Photographs

For a resale property, one will have to present New Sale Deeds, PAN Card and Photographs.

Stamp duty is the term used for the tax paid to the government for the legal verification of the property.

Stamp duty is paid by the home buyer/owner, who has the legal authority or holding of the property.

A Person can claim tax benefits up to 1.5 lacs on stamp duty and registration costs for a new property or house construction.Although  you can get these benefits only on one self-owned property

Yes stamp duty is necessary for both transferred and gifted property. It ranges from 6% to 12 % for various states. Few states allow a concession for 1% or 2% to the female transferors.

Power of attorney permits the owner to authorize person with authority to make decisions related to the owners finances, assets or properties.

Home Loans

Most of the banks or financial institutes offer the facility to pay the loan. Although they may Charge fee of 2% or 3% on the outstanding principle amount.

Yes majority of the banks will ask you to present 1 or 2 guarantors for your home loan processing.

You will have to arrange 15%-25% of the loan amount as a down payment. Because the majority of the banks / Financial institutes will offer 75%- 85% loan on the total property value, you are purchasing.

The tenure for the home loan generally ranges from 3 years to 30 years depending on the loan amount, borrower’s financial strengths and bank.
